Home staging is preparing a residence for sale with a goal of making the home appealing to the highest number of buyers, selling it quickly and for potentially more money.

According to the most recent statistic from the International Association of Home Staging Professionals (IAHSP), staged homes sold for an average of $64,000 more countrywide.

Staging activities include:

• Full Staging - Completely stage a vacant house or room, including furniture and all décor. 
• Décor - Add/change drapery and accents, etc.
• Room Identity - Change a multi-functional room to serve a single purpose.
• Maximize Space - Reorganize furniture to showcase a focal point and improve traffic flow.
• Declutter - Remove unnecessary belongings, etc.
• Yard Maintenance - Remove or trim overgrown shrubs, weed, add colorful flower pots, etc.
• Cosmetic Repairs - Paint neutral colors, replace worn carpeting, etc.
• Functional Repairs - Replace missing roof shingles, fix plumbing leaks or broken windows, etc.

I am pleased to have an accreditation in Home Staging for Real Estate through the International Association of Home Staging.

Staging is part of my listing services and is included in the commission. I take great care in listening to a homeowners goals and including home staging as part of developing a marketing strategy that aids in achieving those goals. It can start as simply as making recommendations for decluttering and/or repairs to full blown staging of a vacant home.

AVOIDING A $55,000 MISTAKE!

My seller client, Joe B., was approached by a neighbor who offered to buy his house off the market for $100,000. My client declined the offer, knowing that he already wanted to list and sell for the best possible result. Once I staged the entire home (including furniture rental) and listed it for him, he received 7 offers and a final sale price of $155,000. I was ecstatic to help Joe make $55,000 more than that original offer.
